Our island getaway paradise

We enjoyed a fantastic 5-night stay at Grand Park Kodhipparu. The lagoon water villa was the perfect place to be anytime of the day or night — the view of the lagoon, the night sky, the glass floor and the stingray we kept seeing especially early mornings. The staff were all helpful and friendly. Osamah, our island host, was always cheerful. We had a great time doing yoga with Diksha every morning at 6am and evening at 5pm. The food at the different restaurants was fresh and tasty. Definitely a recommended place to spend your vacation in the Maldives.

Perfect resort with even more perfect staff

Our trip to Grand Park Kodhipparu was everything we wanted from the Maldives and more! We were particularly impressed by the staff — Diksha's morning and evening yoga sessions were the perfect start and end to a relaxing day. We also had a fabulous time with activities assisted by Saira, who brought a fun, positive and welcoming presence to every session. Our host Osamah helped fulfil all of our requests — no inquiry was too much for him. Overall a 10/10 experience. Can't wait to come back!

Great resort

The resort is incredibly cozy and has a total aesthetic, Insta-worthy vibe. It's on the smaller side, but every space feels wide open and uncrowded. The food is great, and the sports centre receptionists are very warm and welcoming, enthusiastically introducing all the available activities. An ideal vacation spot for groups of friends, couples and spouses alike. Highly recommended.

Grand Park Kodhipparu is 20 minutes from the airport by speedboat and has one of the best house reefs within that range, which is an unusual pairing. The India package puts five meal plans side by side, and three nights in a Lagoon Water Villa starts at ₹1,59,000 for two, all in from Malé.

Transfers, the 50-minute spa treatment, a sunset cruise, green tax, service charge and GST are already inside every figure on this page. Bookings close 15 October 2026, though the rates run through to September 2027.

Skip full board. Take soft all inclusive.

This is the most useful thing on the page, and it holds on every villa in both seasons.

Moving from full board to soft all inclusive costs about ₹10,000 for two people across the whole stay. For that you add unlimited house beer, house wine, house water, soft drinks, tea and coffee at mealtimes. On a three-night stay you would spend that on four rounds of drinks. There is no version of this where full board is the right answer.

The next step up is a real decision. All inclusive costs about ₹34,000 more than soft all inclusive and changes the character of the holiday: spirits, cocktails, sparkling wine and canned juices, drinks all day rather than only at mealtimes, a minibar restocked every other day, an hour a day of non-motorised water sports, and 15% off spa treatments over 80 minutes. If two of you will have a cocktail before dinner and a nightcap after, it pays. If you drink lightly, soft all inclusive is the buy.

For the record, the rest of the ladder on a Lagoon Water Villa to 31 October: bed and breakfast to half board is ₹39,600, half board to full board is ₹33,000.

Two conditions worth knowing. Everyone in the villa must be on the same meal plan for the whole stay, and the all-inclusive clock runs 14:00 on arrival day to 12:00 on departure day. Neither plan covers in-villa dining, private island dining, champagne, brandy or fresh juice.

The split stays are the value play

Four nights across a water villa and a beach villa costs remarkably little more than three nights in one. To 31 October, two nights in a Lagoon Water Villa plus two in a Beach Pool Villa is ₹2,15,100 on bed and breakfast. Three nights in a Beach Pool Villa alone is ₹1,83,200. So an extra night and a stilted villa over the lagoon costs ₹31,900.

If you have never done the Maldives before, this is the format we push hardest. You get the overwater photograph and the beach you can actually walk on, and you find out which one you would book next time.

Which villa, and the reef

The reef here is the reason to choose this island over the other twenty-minute properties, and the villa category matters more than almost anywhere. Book a Reef Pool Water Villa and the drop-off is a few steps from your ladder. From an ocean villa it is a swim.

What is down there: soft corals, which are scarcer in the Maldives than people assume, plus reef sharks and morays most days, with resident marine biologists to point them out. The current will drift you gently along the reef edge, which is the nicest way to do it. You will also see Malé on the horizon. That is the trade.

The premium for the best villa shrinks in shoulder season. To 31 October the Reef Pool Water Villa costs 52% more than the Lagoon Water Villa. From November it is 41% more, because the entry villas rise about 20% into shoulder season while the top two rise 13–14%. If you are booking November or December, upgrade.

Beach Pool Villa is 78 m² with a private pool and direct beach access, and it is the one we steer families to. Lagoon Water Villa is the entry overwater. Pool Water Villa adds a pool over the water. Ocean Water Villa sits further out with the view.

Children

Be aware of this before you fall in love with a water villa: the resort does not recommend children under 12 in overwater accommodation and asks parents to sign a waiver of liability at check-in if you insist. Their recommendation is land accommodation, which means the Beach Pool Villa. We think they are right.

Per stay, on top of the two-adult price: an extra adult from USD 695 on bed and breakfast to USD 1,260 on all inclusive for three nights. A child aged 3 to 11.99 is USD 305 to USD 590. A child aged 2 to 2.99 is USD 36 on any plan. Under two is free.

This package also combines with the resort's Kids Stay Free promotion. Tell us your children's ages and we will apply whichever combination lands lower.

There is a Little Explorers Kids Club, a Beach Club with a gym and yoga pavilion, and enough billiards, table football, table tennis, carrom and board games to survive a rain squall.

Honeymoons

The benefits scale with how long you stay. One to three nights: bed decoration, a bottle of wine in the villa on arrival, a tropical fruit basket, sunset cocktails at Breeze Pool Bar, a personalised card and 20% off private dining. Four to six nights: all of that plus a small honeymoon cake. Seven nights or more: all of that plus a 50-minute couple's spa treatment.

You need a wedding certificate dated no more than nine months before travel, and it has to be presented both at booking and on arrival. If you cannot produce it, the benefits go and the rate can change. Send it to us at the time of enquiry and we will attach it to the reservation.

Cancellation, which is unusual here

For stays to 23 December 2026 and from 11 January 2027, there is no 50% tier. You can cancel free of charge up to 15 days before arrival, and from 14 days out you lose 100%. Full payment is due 14 days before arrival.

That is generous early and unforgiving late. Book with confidence, but put the 15-day mark in your calendar.

Who this isn't for

If you want to feel remote, you will not here. Twenty minutes from Velana means Malé is visible and the flight path is nearby. What you get in exchange is a transfer that runs at any hour, no seaplane cut-off, and no wasted night in the city.

If you are travelling with young children and had your heart set on a water villa, read the children's section again. And if you want a butler-service, hushed, adults-only island, this is a family-capable resort with a kids' club and a beach club, and it sounds like one.

Not in the tables above

The Grand Residence is priced on four people rather than two, so it does not belong in a double-occupancy grid. Ask us and we will price it.

Festive, 24 December 2026 to 10 January 2027, runs on a four-night minimum with its own rates, and there is a compulsory New Year supplement of USD 350 per adult and USD 175 per child on 31 December that sits on top. Not loaded here. Ask early; it sells out.

Rates are also contracted through 11 January to 31 March 2027 and 1 April to 30 September 2027. Because bookings on this package close on 15 October 2026, a 2027 honeymoon has to be committed this side of that date. If those are your dates, ask us now.

One operational note: the resort reserves the right to swap between beach and water villa categories depending on availability, and it decides how split-stay bookings are allocated. We flag it on every confirmation.

A 20-minute shared speedboat from Velana International Airport, running around the clock. No daylight restriction and no overnight in Malé if your flight lands late.
